About the Service
Understanding how I work and what you can expect.
What exactly do you do?
I look after your property while you’re away through scheduled visits carried out on a fixed routine. Every visit follows the same documented checklist, so nothing is left to chance.
I don’t simply unlock the door and have a quick look around. I inspect your property inside and out, check for signs of leaks, damp, humidity, pests, storm damage and anything else that could develop into a larger problem if left unnoticed. I also check that utilities are in the agreed state, monitor the general condition of your home and identify anything that may need attention.
Every visit is documented with a written report and dated photos where relevant, so you always know what was checked, what I found and whether any action is recommended.
If something needs attention, I don’t just report it—I help you decide the next step, coordinate contractors where needed and keep you informed until the matter has been been resolved.
Over time, I get to know your property. That means I’m more likely to notice when something has changed, even if it’s something small. My aim is to identify issues early, before they become larger, more expensive problems.
How is this different from a keyholding or rental management service?
Key holding is only a small part of what I do.
A traditional keyholder usually keeps a spare key and reacts when something happens or when you ask for help. I work the other way around. I visit your property on a regular schedule, whether or not anything has happened, follow the same documented process every time and keep you informed with a written report.
I don’t just hold your keys—I get to know your property. That means I’m much more likely to notice when something changes before it becomes a bigger problem.
I’m also not a letting agent and I don’t manage holiday rentals. My focus is the condition, care and long-term wellbeing of your home.
Why are your service plans more expensive than some other property care services?
There are property care companies that work with a large number of homes and offer a more basic level of service. If that’s what you’re looking for, they may be a good fit.
I’ve deliberately chosen a different approach.
I personally look after a limited number of properties so I can get to know each home, recognise when something has changed and give every client the time and attention they deserve. I carry out every scheduled visit myself, document what I find, communicate with you directly and, if something needs attention, help coordinate the next steps.
My priority isn’t to look after as many properties as possible. My priority is to look after your property properly.
I’ve deliberately chosen quality over quantity, because I believe that’s the only way to provide the level of care I’d expect for my own home.
That’s why my service is more personal, more involved and, as a result, often more expensive than basic key holding or high-volume property care services.
What exactly do you check during a visit?
Every property is different, but a typical visit includes checking the exterior, doors, windows and shutters, looking for signs of leaks, damp or pests, checking utilities, collecting any accessible mail and looking for anything unusual that may need attention.
Anything important is documented and included in your report.
Will I get proof that my home has been visited?
Yes.
After every visit you’ll receive a written report with dated photos where relevant, so you always know your property has been checked and what I found.
Nothing rests on “I was there”—the record is yours to keep.

Do you personally carry out every visit?
Yes.
I deliberately limit the number of homes I look after so I can personally carry out every scheduled visit.
That means I become familiar with your property, notice changes more quickly and provide a consistent level of care and communication.
What happens if you find a problem?
If I find something that needs attention, I’ll contact you straight away with photos and a clear explanation of what I’ve found.
We’ll agree the next step together, and if needed I’ll coordinate contractors, provide access and keep you updated until the issue has been resolved.

How are my keys kept secure?
Your keys are logged as soon as I receive them and stored securely without your property address attached to them.
Every key is documented and accounted for throughout our working relationship.
Are you insured and registered?
Yes.
I’m fully registered in Spain and carry civil liability insurance, so you can have confidence that your property is being looked after professionally.

What happens if you're on holiday or unavailable?
I plan my scheduled visits around holidays and remain available for communication and coordination.
If I were ever unavailable for a longer period, I’d let you know well in advance and make sure trusted local support was available if needed.
The important thing is that you’re never left wondering who to call.

Can I change my service plan later?
Yes.
If your circumstances change in the future, your service plan can change too. We can review it together at any time and move to a package that better suits your property and the level of care you need.
How do I get started?
It starts with a short discovery call so I can understand your property and answer any questions you may have.
If we’re a good fit, I’ll send you a welcome pack, service agreement and property questionnaire before we arrange the key handover and your first scheduled visit.
Although I enjoyed that career, I wanted to build something more personal. Today I use those same skills to help homeowners enjoy peace of mind while they’re away from their property.
