What Is a Remote Property Care Concierge Service?

If you have ever stayed in a good hotel, you already understand what a concierge does. You don’t necessarily tell them how to solve a problem. You tell them what you need, and they take care of the details

That is the idea behind Arden Property Care: a remote concierge for your Spanish home. Instead of looking after you during a hotel stay, I look after your holiday home in Guardamar del Segura, Torrevieja, Ciudad Quesada and the surrounding Costa Blanca while you’re away.

When you’re back home in Düsseldorf, Rotterdam, London or Stockholm, your property is still here. And Spanish homes don’t simply pause because their owners have left.

A tap can begin dripping beneath the kitchen sink. An air-conditioning unit can start leaking onto a wall. A shutter can jam half-open after strong winds. A toilet cistern can continue running unnoticed. A fridge or freezer can lose power after the electricity trips. Damp can begin appearing in a room that hasn’t been properly ventilated. Ants, cockroaches or other pests can find their way inside. A terrace drain can become blocked just before heavy rain.

None of these things necessarily starts as a major problem. The problem is not noticing them for six or eight weeks.

Regular holiday home checks, before small problems become expensive ones

Rather than waiting for you to call because something has already happened, I visit your property on an agreed schedule.

I walk through the home, open it up, ventilate where appropriate and check the things that can quietly change while nobody is there. Every visit is a regular property check, and it covers:

  • doors, windows and shutters
  • taps, toilets and visible pipework
  • air conditioning and appliances
  • electricity, including whether the fridge and freezer are still running
  • signs of damp or pests
  • outdoor areas, terraces and drains where applicable

If I find water collecting underneath a sink, you hear about it from me, with photos, rather than discovering a swollen kitchen cupboard when you arrive for your holiday.

If an air-conditioning unit is dripping, I can report it and help arrange a repair sooner, before the moisture marks the wall or damages the furniture below it.

If a shutter has been damaged during strong winds, I can spot it on my next visit rather than it staying unsecured until somebody happens to notice from outside.

If the electricity has tripped, I can see that your appliances are no longer running and let you know. That matters most when food has been left in a fridge or freezer.

And if I notice something that needs professional attention, I can help arrange the right local contractor and be at the property to provide access.

More than someone holding your keys

Arden is not keyholding and not rental management.

Holding a spare set of keys is useful when somebody needs emergency access. Property care goes considerably further.

My role is to know what your home normally looks like, visit it regularly and notice when something has changed. That might mean seeing the first signs of moisture where the wall was dry last month, noticing an unusual smell from a drain, finding a gate that no longer closes properly or spotting that a contractor’s previous repair hasn’t solved the problem.

And because I’m already local, you don’t have to organise everything from hundreds or thousands of kilometres away. If an electrician, plumber, air-conditioning engineer or other contractor needs access, I can meet them at the property, explain what has been noticed and help coordinate the visit.

Property care that continues between your holidays

Your home needs different things at different times.

Before a long absence, there may be particular items worth checking. After heavy weather, an additional visit may make sense. Before you arrive, you might want the property opened, checked and prepared so that your first afternoon isn’t spent discovering that the hot water isn’t working or the terrace furniture needs cleaning. That is what Arrival Ready is for, and it’s where the concierge side of Arden fits in.

The service isn’t built around a generic list of jobs that every property receives. A ground-floor apartment with a terrace has different needs from a villa with a pool, garden and several outdoor access points. I start with your property, how you use it and what tends to need attention while you’re away. You can see how this works in practice in the Arden packages.

So when you arrive, your holiday can actually begin

You shouldn’t have to land at Alicante Airport wondering whether the electricity is on, whether the air conditioning still works or whether something has happened inside the property since your last visit.

The point of regular property care is that somebody has already been through the door.

  • The taps have been checked.
  • The shutters have been looked at.
  • The unusual damp patch hasn’t gone unnoticed.
  • And when something needed attention, there was already somebody here to deal with the next step.

Arrive. Open the door. Start your holiday.

I’ve been looking after the time in between.
