After months closed up, a house needs more than a quick airing. Arrival Ready means your home is properly prepared before you arrive. Every room checked. Every surface cleaned. Water, electricity and air conditioning all tested. You come home to a place that feels fresh and looked after, ready for you to relax.
What we do before you arrive
The whole house, ready
A room-by-room check
Every room is checked carefully, from walls and floors to shutters and doors. I watch for damp, leaks, or anything that’s changed since my last visit. Bulbs and smoke detectors tested.
Kitchen, bathrooms, floors and surfaces, top to bottom. Switches, handles and remotes are wiped. Bins emptied are and relined. The home feels fresh and ready the moment you walk in.
A proper clean
Every system tested
Water, electrics, air conditioning, heating and internet, all switched on and confirmed working. The little things that ruin a first evening, sorted before you find them.
Aired out and brought to a comfortable temperature. Fresh linen and towels. The fridge cleared of anything past its best. Basics stocked and the terrace ready, if you’ve asked for it.
Ready for you
Doors, windows and alarm all checked. I confirm there’s been no attempted entry or damage while you’ve been away, so you arrive knowing your home is secure and ready.
Locked and secure
A short summary with photos of anything I’ve flagged, and clear confirmation that your home is ready. You always know exactly what was done.
A written report
Before you land
You’ll know it’s done
The day before you arrive, you get a written report with photos. Confirmation that everything has been checked, cleaned and tested. And if anything needs your attention, I’ll tell you clearly before you travel.

Honest about what this is
A few things worth saying
Pool and garden are visual checks. I’ll look them over and flag anything to your pool or garden company, but the maintenance itself stays with them, unless we’ve arranged otherwise.
If a home has been closed a long time, six months or more, it may need a one-off deep clean first. I’ll always tell you straight before your visit, so there are no surprises.
Arrival Ready is very different from a routine visit. A routine visit is a careful check-in. Arrival Ready is the whole home prepared for you to live in from the moment you walk through the door.

What it costs
One flat price for your property size — the full clean, the room-by-room checks, the systems test, and the written report, all included.

Most homes fall comfortably within this price. If a property needs significantly longer — usually larger or recently neglected homes — additional time is €30 per hour, always agreed with you first. A home closed for six months or more may need a one-off restoration clean before an Arrival Ready can be done properly; we’ll let you know straight away if so.
Arrive to a Full Fridge
Send me your shopping list before you arrive and I’ll do the shop, so the kitchen’s stocked when you walk in. €30 for my time, plus the groceries at cost — receipt always shared. Add it to any Arrival Ready visit.
